Failure to comply with Local Authority Planning Legislation could result in the owner being liable for either demolition or building restoration being amended.
Whether or not you need planning permission will depend on the exact size and location of your proposed extension.
Planning Permission will take between 6 and 8 weeks from submission. As soon as we receive your cheque we will submit the relevant drawings and documentation to the local authority.
Blueprint Architectural Services provide a free initial consultation, involving a site visit. At this consultation we will discuss your proposal and confirm whether or not we are able to carry out the work. Given a confirmation you will then receive a quotation.
If you are happy with the quotation we will begin by surveying your property. This involves us taking all measurements, and checking drainage and land around the property so that we can draw accurate scale plans, sections and elevations.
After surveying your property we will produce existing and proposed plans and elevations, detailing what is there now and what we are proposing. This will then be posted or emailed to you for you to confirm that you’re happy with the proposal.
We are not 100% happy with the proposal and would like to change certain things – What do we do next?
If this happens then you can either call us to discuss or simply mark on the drawings the changes you wish to make and return back to us by post or email.
No, there are no additional costs involved at this stage for minor alterations like internal walls or door/window positions.
You will be sent and invoice from Blueprint Architectural Services for the agreed fees and a request for a cheque made payable to the Local Authority for your Planning Fee (if planning is required) or Building Regulations fee.
If planning permission is not required then we will invoice you for the work we are going to carry out. Once payment is received we will proceed with your building regulation drawings straight away.
Once these have been completed we will submit the drawings and relevant documentation to the Local Authority Building Control for approval.
Approval for plans can take anything between 2 to 8 weeks.
The plans will be approved by building control but may have to be amended to suit current Building Regulation legislation.
Once you have approval we will issue you with all relevant certificates and 3 sets of drawings, which are included in your quotation.
